Requirements to have on hand before bids are put in.

  • A Certified Check, Money Order or Cash ($500 if under $50,000 purchase price and $1,000 for over $50,000 purchase price payable to US Dept. of HUD).  If the bid is not accepted, the check will not be used and you can deposit back.
  • A copy of a prequalification letter from your lender. The "prequal" has to cover the amount of the bid price.  Cash buyers need to provide a source of funds, i.e. bank statements.
  • A completed HUD contract with all the necessary disclosures and riders including the that the buyer has seen and personally inspected the property.
